It all depends on the "deal" and your expertise, in 2020 we bought a well maintained 2000 30ft and it is in great shape, and we'll cared for. We were able to use it right away, then fix anything that came up like : oven gas line cracking, thermostat going dead, I am a vehicle mechanic and a home handy man so these were "fun" to do. Last year I replaced the tires, brakes, packed the bearings etc etc. So if it is a gift then take it, if they are asking top dollar (- Ac cost) it might be better to get a 2000-2015 used unit that is well taken care of and loved

Looking at that list, items 1, the second 2, 3 and 4 are all probably the same issue. So if a roof a/c unit is properly installed, it'll probably fix the electrical issues. Alternately, properly capping the wiring running into it would probably fix most of it, including the hot skin. A bit puzzling why the po would remove the a/c unless they were planning to replace it and just didn't get to it.

If it's worth it or not would totally depend on the price imo.
