Fantastic Fan and AC Leaks

My fan and AC were both sealed about 10 years ago. I am not sure what was used. Parbond is my best guess. It is gritty feeling and cracked now.

What should I use to reseal these? Should I use butyl tape on the fan?

I just cleaned all the old 'caulking' off the vent cover and roof and re-sealed with 3M Extreme Sealing Tape, 3in/W
8+ years SFSG.👍

Thanks Bob. I was hoping for an option like that. Do you have any experience with any of the foil backed tapes? I wonder if the foil would protect the tape almost indefinitely.

I don't really. But why not give it a try and let everyone know how it works out...the more workable options we all have the better. Butyl without the backing is a known good between panel sealer.

To be perfectly honest the 3m option was only really supposed to be a short term stop gap repair, I had every intention of doing an R&R full monty job.
After a Spring get ready inspection the next season it still looked so good I just left it, it's been 7yrs.
I'll ck it again in a week or so but I don't expect any surprises.

I've had Trempro 635 get that gritty feel on the surface after a few years. I like Sikaflex because it stays flexible and shiney.

What Bob Said!

Just make sure what ever you use is compatible with aluminum. I believe it’s sealers with a high carbon content will cause crevice corrosion.
