Water Heater working, but heavy Gas Odor

Hey Folks! New the the RV world and have discovered an issue with my 2017 23ft FC. While the Water Heater is producing hot water, there is an overwhelming Gas Odor coming into the trailer. With the trailer only 4 years old is it common for the the propane lines to go bad? Any help will be greatly appreciated!!!

There is an LP gas sensor. It should go off if there is LP leaking.

Make sure the exhaust vent is clear on the outside. Open up the access to the water heater and inspect. May need to vacuum it out.

It could be your water heater is not getting a clean burn. In that case you may need to get it serviced.

My guess is that it isn’t a leak, because if it is a leak you would smell it when it wasn’t on.

Suggest shutting off both your propane tanks immediately, until you figure this out in a step-by-step process. Propane lines do not go bad generally, but you may have a dangerous leak situation IMO.

These "propane leak" search results may help you figure this out:

Check to see if the propane tank is nearly empty. I have found the propane smells more then. Perhaps switch to the second tank. BUT as others have said check for leaks and perhaps cut off the propane for now.

Agreed.Dont wait for" heavy" smell of propane, to turn tank supply valves off immediately.Where it's coming from is not important at that point.
Stopping the flow is.

Spend a few dollars and by a high quality hand held propane leak detector. You will like its sensitivity and ease of use. If its just an odor and not hydrocarbons (gas) it will not indicate any propane present.

One time we had a burner on the gas stove that wasn't completely shut off. We kept smelling a garlic smell and the propane detector wasn't going off. We finally figured out what it was but it was overnight in a closed trailer. Lucky us.

You might check the fittings at the tanks and feed line for the water heater with a soapy solution.

Just a year after we bought our AS there was a gas line connection leak. Using a soapy solution I easily found it. Since we are about 180 miles from the nearest dealer, I had it fixed at our nearest RV shop. Ordinarily, Ohio won't allow warranty work to be done other than at an AS dealer, EXCEPT in cases that are inherently life-threatening, such as a gas leak. So, turn off the gas and immediately get it repaired.

Did you turn the gas off and find the leak?

System is a on demand or tank type? Knowing what model helps a lot with diagnostics.
Has it ever worked correctly?
Is this the first time using it after winterization?

How many times has someone asked for immediate help (or in this case very immediate since propane leaks are very dangerous) and never lets us know what happened? Anyone check the news for fires or death in Airstreams in the last few days?
