It rains in seattle finally and we can see leaks

We knew there were leaks because of several areas of floor rot. It rained and we didn't see any water pooling up in the floor rot areas. However, the next day, we proceeded with cutting away sections of rotten sub floor and found pools of water underneath.

Since I can't see any water running along the interior, I'm assuming these leaks are somewhere in the roof? Or perhaps around the window frames on the exterior.

I read about some sort of sealant you are supposed to apply annually. I want to hit every window and every perforation with this stuff. Any recommendations?

My plan is to do the leak fix, and then run a hose and see if it fixes it and then move forward with repairing the sub floor.

Acryl is a thick liquid, silver colored which you can apply with a hand pump and good nozzle for careful application to the seams

There is a product called Dr. Tolleys which is great. It wicks into the tiniest seam/crack

Now, there is a thread here for a compilation of products useful for this perpetual maintenance.

Sounds like you need to drop the belly pan... It is almost guaranteed there are issues in there which can harm you. It is recommend (do not take this lightly) that proper respiratory, eye and clothing be used for protection. You may/will find remnants of mice, etc...which are bad for us humans...
