Gutted '71 value
Hello.
I've found a 1971 23ft Airstream Land Yacht that is completely gutted on the inside. And I mean completely gutted. Just plywood floor boards remain. The outside looks to be in fair to good shape. The owner is asking $5,800. That seems high from the prices I've seen online. Obviously this would be a big project to make road worthy/livable.
What would be a fair price?

Interior skins gone too? Did they gut the wiring? Tanks? How's the frame and floor look?

First, in 71 "Land Yacht" was a trim level it is not the name of a model. 23 feet should make it a Safari. Photos would help. Sounds like a thousand buck trailer too me

The wall and ceiling beams are exposed. Not sure about wiring, but I think it's probably gone. Tanks are missing. It's pretty much just a shell. A window or two are missing.

It is my opinion the shell of these old Airstreams is the major price driver. Dented skins, missing windows drive the price way down.
The missing interior also drives the price down. However, many Airstream renovators build their own interior pieces to their own liking. Many of them are quite beautiful.
From your description, I think your budget to make this trailer "travel ready" will exceed $20k in materials with you doing all the work for free. The value of a completely renovated 1971 23' Safari may be less than your costs. My 66 Trade Wind 24' is renovated and travel ready (I have my receipts for materials) and I would be hard pressed to get over $20k for it.
I would say the 1000 dollar range is reasonable from your brief description. I do not think 5800 is a fair price.

71 Safaris have 2 tanks. One inside the toilet sits on, freshwater under the floor. Replacing the water tank is not easy.
If the plastic endcaps are also missing you'll hard pressed to find another set.
Missing windows for a long time could probably have led to some rotten floor sections. Another PIA job.
I'd call this a parts trailer and wouldn't even make an offer.
