newly leak free and scared to proceed

howdy folks, is there anyone who has used the glue down marmoleum modular tiles successfully for a number of years, even in the presence of a brief leak?

after 5 years full timing in place in the "love boat" (1981 excella) and hundreds of hours chasing leaks, i think i finally have the trailer dry. in the process i had to rip out the floating cork floor i installed when i first started due to mildew damage from water leaking down inner wall and wicking into flooring.

was about to settle for waterproof luxury vinyl plank for the next round but the environmental impact of it's production had me shift gears to a more earth friendly/small home-health friendly option. so i'm looking at marmoleum and see a lot of you like it (in particular the sheets). i've ruled out the marmoleum click because it's less water resistant. and prefer the glue down marmoluem tile because it's easier to install than sheet (have a friend helping).

however i just heard back from the Forbo manufacturer that if i install with a 1/2 inch gap at the wall (i want to be able to access/see the subfloor to check occasionally for leaks in the future) it wouldn't be covered under warranty since they advise it installed all the way to the wall to keep water from going underneath the tile and compromising the glue and/or creating mildew conditions between tile and subfloor (that's what happened with my last floor).

is there anyone who has used the glue down marmoleum tile successfully for a number of years? while i will do a better job of visually inspecting the exterior trailer for areas to touch up with caulk, i know it will leak again. i'm scared to invest in this product only to have it wasted a few years down the road. does sound like i could pop out tiles with some elbow grease and replace them if needed. seeking some perspective. so grateful to this community! all blessings, kim
