I was thinking a 25-27' rear twin model, prob an 80's model... then building a top bunk over one of the twins. Anyone done that? Is the rear bath better for sleeping 5?

Sounds like you already know what you need :-) Some of the side twin models already have bunks in them but as long as you have cabinets at either end of the side twins you can easily add them it you buy one without pre existing bunks. Just remember to plan ahead for when your kids are bigger. My family out grew one of mine as they won't sleep two to a bed anymore
30 bunk house FB! They will sleep 5 with no problems at all, and lots of space at that!!!
