This is a very good assessment of the situation.

I ordered a new FC for delivery next year. The dealer is trying to see me undercoating for $900. Claims it reduces mice infestation potential. with the new flooring slab for 2021 models, it seems to me that this argument is now invalid. Any thoughts on this?

Total sham. The underbody is already sealed with riveted aluminum sheets!

Does the undercoating entail spraying $20 of flexseal on top of the aluminum panels?

I bet they are trying to sell you a ceramic coating for the exterior along with an extended warranty too....

That seems like a very high quote. I had the undercoating applied for $250.

Regarding mice, rodents will always try to find shelter where ever. Avoid storing delicious vermin food in your trailer during storage. Try to get underneath and do what you can to seal any gaps where mice might get in, esp around pipes. Composite floor is far more impervious to rodent chewing than plywood, and much less tasty.

Undercoating isn't going to guarantee mice won't still find a way in, if they really want to. I would find other more effective, less expensive ways to fight that battle.

So when did they actually start putting thses floors in? Mine build was completed in May 2020. I wish I could just check where the water pump id, but it's really buried in my 25FBT.

Apexbasher, congrats on the 25FBT! On my 2013 25FBT there is a lot of exposed bare floor under the closet. To see it, you open the blank panel under the closet door. The blank panel is actually another hinged door on my trailer. The other possibilities are under the curbside mattress--look for a hole near the foot, and a lift-out panel near the head. Also remove the bottom kitchen drawer and see what you find.

I checked my 2020 23FB today, and it has the wood floor. I believe my build was late 2019, so I’m not surprised.

HECK YEAH!!! I got the composite in my 2020!!! I opened the panel under my closet where you access the water pump and there is a hole cut there for a vent pipe and the core of the flooring is blue composite, not plywood.
My trailor was constructed right after they started production back up this spring and the build completed near the end of May.

I checked our 2020 25FB GT twin, itís got the plywood floor. I was told they (AS) switched to the new floor when they opened up the new plant. Mine must have been made in the old plant, yours in the new plant. There may be a way to tell from the serial numbers, Iím not sure. I donít think it makes a lot of difference what plant your GT was built in, but I would have preferred the composite floor. Thatís for sure. Itís stored under roof, so Iím hoping for a long floor life.

I believe, but Iím not sure, that the new plant is very close, if not right next to the old plant in Jackson Center Ohio. Iíll know for sure in March. We are taking in our GT for warranty work.

The new plant is on the same acreage as the existing company. From what I understand the existing factory was to be used for motor coaches and the new factory exclusively for the trailer line and R&D. I think there is either a heritage center in the same building as the new trailer structure or that may be a separate structure.

If you do a Google maps search for:

419 West Pike Street Jackson Center, OH 45334-0629

You can see on the property where the land was leveled in the northeast section of the property. I believe that is the location of the new manufacturing facility.

If you have the plywood floor then you have to be very vigilant about roof and window maintenance. It really isnít rocket science ó sealants dry up, panels do move as the rig contracts and expands, window and door gaskets get old, shrink and crack.

On my Ď86, I ponied up about $150 every other year (for 14 years) for a pressure test using a Sealtech Machine.

Worth every penny - never had water intrusion.

If you have the new, spiffy floor then, well, you should do the same thing as your cabinets and furnishings donít like water either.
