Wanting to Buy-trailer park

Hello all, I'm intrigued by the idea of buying a trailer park, preferrably in Kentucky or Tennessee. I say trailer park because I am looking at this as a residential type rental rather than a campground (although I would always try to fit in the occasional AS on the move *S*).

Any good established properties come to mind ? I am not to adverse to something that needs some attention, in fact I'd prefer one that is somewhat distressed but a nice setting would be a prime goal.

Maybe some of you more internet savvy readers can point me to a few websites where I can continue my search. Any suggestions as to search parameters?

I've noticed quite a few for sale from time to time on EBay - look in the real estate section and search for "RV Parks" and "Campgrounds". There was one for sale a while back on I-75 near Athens, TN - office, bath house and less than 20 spaces - and it was around $150K.
