Yep, it is a sticker shock.
1). Look up the model in NADA book. Although that might be low.
2). Price out what a new one like that goes for. Although today many come with lots of options because most want them.
3). Realize that you can get 15 to 20% off a new MSRP when buying.
4). How many miles on it?
5). What kind of options are missing? No awning? No rear camera? Only one AC/HP unit?
6). How much would it cost to add a power awning, a rear camera, etc?
To me a rear camera is a must. Power awning is essential. We also have a convection oven which functions as oven and microwave (nice). Two AC/HP units REALLY nice for a host of reasons. Not sure I would buy an AS that size without 2 units since the units can be noisy and it is nice to run the other unit on the opposite side whether sleeping or lounging. Much quieter. But that’s me.
