Sealing and caulking - Help please.

I went to check my roof for hail damage yesterday and noticed that the caulk all around the roof seam is chalky and if I touch it, it just disintegrates in my fingers Yikes!! So I guess I need to remove and replace even though my AS is only two 1/2 years old and the dealer supposedly recaulked it when I bought it in Dec. 2014.

#1. Is this usual to deteriorate so quickly?
#2. How do I easily remove the old?
#3. What is best for the new?

I live in hot Florida. Lots of rain and exposure to the elements. I see lots of different opinions on what to use but I need easy and efficient.

Thanks a bunch. It's been pouring rain daily. No leaks seen yet.

In general the visible part of the caulk is what will deteriorate and it is the part that matters least.

The roof seam is a lap seam and the caulk between the panels is what matters. It's probably fine. I would leave it alone unless there is a problem. You could find someone to test it with a sealtech machine if you are unsure of its condition.
