Common leaks, sealing from the exterior

I recently acquired a 57 Caravanner. It definitely leaks. There is some floor rot around the edges of the trailer, and in the photo attached you can see where it has run down the wall in the closet.

The interior is in pretty great condition for the year, and so Im planning to clean it up and keep using it for a few more years before a total makeover.

Since Im not taking the interior panels out, is it possible too seal these leaks from the outside that wont leave residue that will look bad when I polish the trailer? How would you seal leaks from the exterior?

Also, where are the most common leaking areas? That will give me a place to start.

I can't say anything about locating leaks in this model, but I've recently tried Lexel ( transparent sealant on the beltline and a few other places. It adheres to most surfaces and is crystal clear. Since it is a plastic suspended in solvents (toluene & naphtha), it will shrink into crevices a bit as it outgasses (a good thing if application is done well). The stated tack-free skinning time is 30 minutes and full cure time is 1 week. If possible, I think it would be a good idea to cover it lightly after it has skinned over so that it doesn't attract dirt while it is curing.
