Zip Dee Flex Key leaking

I have a nagging leak that i suspect might be due to the Zip Dee awning flex key leaking. An awful lot of water is getting under the awning cover, then under the awning rail, then I think it's leaking through the rivets. It's probably time to replace the flex key anyway. I just wanted to see if anyone has experienced this.

I took the driver side awning off my 32’ while chasing a leak. I was dissapointed to find that the original installation was not good or that it had been worked on before. Lots of the holes in the trailer skin were too large to hold replacement rivets. It certainly could be the source of a leak. My main leak turned out to be the vista window above the awning on that side.

I replace the key on my roadside awning this year. The cloth is not waterproof, a little water still gets under the cover. It is damp for days after a rain.
Tree frogs live under there

I think my suspicions were correct. I propped the awning away from the trailer and we had a good rainfall and no leaking. The water gets in through the flex key and is trapped behind the first round channel that lays against the trailer. It then leaches up underneath the awning rail and probably leaks through a rivet. I'm going to try some sikaflex or vulcum along the bottom of the awning rail and see if that stops it.
