Street side Zip-Dee collects condensation

Every time I pull out my street side Zip-Dee awning it's soaking wet—even if we haven't had any rain. I guess it's collecting condensation. It grows mold like science project. Anybody else have this problem? Is there a way to keep that street side awning dry when it's rolled up? It's odd how its only a problem with the smaller awning—the big curbside one stays dry.
