In selling my MH, I made a list of possible improvements for the buyer. I listed "Roof Reseal" even though it may not need it. No known leaks and it's under cover.
He asked if it would be possible to just give the roof a good washing, and then spray or roller "Flex Seal" over all the joints. He has a friend who sells the stuff.
I'll admit the commercials look a little wanky, but why not?
If it's flexible and seals, and sticks to my fiberglass roof, I may give it a try.
Ditto "as is". Due diligence is the responsibility of the buyer.

The question was, "Why won't Flex Seal work just as well?"
If I take it to the mega RV dealer for a roof reseal, he'll charge me $400 and I have no idea what he did, if anything.
It was the buyer who suggested he do it himself.
And if, after you do the job yourself, the buyer asks, "Do you now guaranty that the roof will not leak," are you willing to declare such a warranty is in place?
See -- we are already discussing something that is not in your favor -- IMO.

I agree completely with ORTRA. Sell "as is" let the buyer do whatever he/she wants when it becomes their problem. You are inviting trouble. The problem here is you are just too nice and thoughtful and concerned that the buyer is getting a fair deal. You might want/need to be a little bit more of a self-preservationists. You are selling a previously owned and well taken care of product but you are not trying to sell a fully restored antique. Buyer must be ware, not seller. My other concern for you is that this particular buyer may just keep coming back after the sell which could become a serious problem for you.
I personally do not see why not.
I have used flexseal several times and the stuff does as advertised.

I admittedly have not used it on the roof of my airstream and I would let the buyer do the work but I don't see why it wouldn't work
