Considering purchase of a 1971 Sovereign 31'

Hello,

I am considering purchasing a 1971 Airstream Sovereign 31', but have several questions that I want to further explore before I go to look at the unit.

If I purchase the trailer, I will be leaving it stationary to use as a vacation rental (or possibly to live in myself). I have several vacation rentals in a tourist area in Kentucky, and I think that adding an Airstream would be a cool addition that my customers would enjoy.

First question: The only thing the owner has told me is that there are some "weak spots by the bathtub." Am I naive to think that this could be as simple as repairing the subfloor? I really do not want to do a full structural renovation of the unit. Should these "weak spots" be a deal breaker for me, as I am mainly wanting to do an interior renovation with possible minor exterior upgrades? I do know that the trailer has been stored in a storage unit for 12 years and has been regularly used until a year and a half ago.

Second question: Since I would be leaving the AS stationary, how important is it that the trailer is 100% structural sound. Obviously, I want it to be safe and usable, but thought it might not be as important to update the frame, etc. entirely since it will not be towed.

Third question: If I do purchase the trailer for the use that I have described, is it recommended that I build a "carport" or something to leave it under to somewhat protect the trailer from the elements?

I have yet to meet with the owner in person and see the AS in person (am hoping to do that this week), but I want to be prepared for that meeting, and know what to look for. I am unsure of any upgrades/renovation that the previous owner(s) have done, as far as electrical, plumbing, frame and I know that is a big factor as well.

Thanks for your help and sorry for the long post. I'm a newbie.
