1994 limited 34

Hello,
I looked at a 94 LTD 34' center bath today looking for advice before making an offer. There was evidence of leaks under each front corner windows there was soft floor and a spot to the right of the door. Rear corners also showed leaks and soft floor. Floor repair I can take care of myself worry is why is it leaking? Under belly had a tin cover over a holding tank between the axles that was rusted and split open on the curb side. Price is negotiable my question is by how much with the leaks and repairs otherwise for the age the trailer was in good condition
