I’m new to the forum though I lurked a lot when I was renovating this Spartan Manor some years back. Learned a lot from y’all at the beginning of my trailer journey and hope to learn one more thing as I close this chapter in my life: how do I figure out how much to list for sale?
Here’s the skinny:
1947 Spartan Manor 25’
Fully original shell with good mechanicals, original lights and other exterior features, has all its original windows (or period correct replacements) including the front curvy ones. Interior was totally rehabbed in 2015 but full time off-grid living has meant some wear and tear! Has an inverter/charger for shore power and 110V if you’re running solar PV,
12V lighting and a
12V freezer/fridge, and a propane furnace (Propex). 20” propane stove. No running water, composting toilet.
I have no idea how to price this. I know that Spartan Manor shells go for $5k. Full restorations go for 20K or more. So I know my range I guess! I get some of the pros and cons (it’s ready to live in with little work, but it’s also not all original so a restorer would see it as a shell more or less) but any ideas? We were thinking somewhere in the 10-14K range.
