Nor do the gray & black water capacities seem accurate.
What am I missing & is there a more accurate level sensor than the MicroPulse Monitor that one can purchase?

Do you fill the tank slowly until the tank overflows? Maybe you are not filling the tank completely.
I recalibrated the MicroPulse for the fresh water and blank tanks. You can recalibrate the fresh by filling the fresh tank full, then draining a gallon and calibrating the fresh water as full. I am careful to not overfill the fresh water tank or fill the tank too quickly as I have had problems with a leaky fill hose - not on my current AS.
