Battery

My start battery always indicates very low voltage, usually 11.8 when off. I would like to replace this one but manual says two house batteries under drivers seat on 2022 19’ airstream sprinter. How do I know which one is bad or is there another battery elsewhere?

The starting battery is in the driver's floor under the floor mats. It takes a Torx screwdriver (I don't remember the size offhand) to open the compartment.
