MIDWESTMN - I am new to the rv world, so I have no first hand experience with my rv seals. But seals are seals are seals. RV or stick house, does not matter. 1994 unit with no history that you provided of said seals being replaced - so I will assume original 1994. That's almost 25yrs of service which qualifies for Classic Car status. Remove toilet, inspect flanges, inspect black tank opening, throw away old toilet, replace toilet, seals, flange (if replaceable & assuming black tank opening is good).
PS. Not sure what the purpose of Vaseline is in preventing leaks. I have used Vaseline thru the years but only to maintain suppleness of the rubber weather stripping (& only on my classic aged vehicles which have classic aged rubber, i.e. just plain old & dry). My 2005 Chrysler minivan that has 160,00 miles has never seen any weather stripping conditioner in 18 yrs of Las Vegas heat & single digit humidity and still has supple weatherstripping. Modern rubber seals are far better than those installed in my 1979 Trans Am.
