I am close to putting my trailer up for sale. Biggest problem is that the A/C went out on the last trip. I had it checked and it seems that a replacement is needed.
Question: A new unit will cost approx. $1200. Should I replace the unit? Will it benefit the sale?
Hard to say, but if it were mine, I would sell it as is, and let the next owner decide. Self replacement is cheaper, and if the new owner can do it, it would save him half the cost you were quoted. A "new Airconditioner" in an older trailer might (in my opinion) add $400 to $500 to the value of the rig, but a not working one will only reduce it's value by a couple of hundred.
Or, after you do your calculation as to what you want to market it for, add $1,200.
Then you could mention in the ad that the AC doesn't work, and that you will replace it at the price you have advertised, or you will deduct the $1,200 if they don't need you to do that.
Does that make sense?

If it's the original Armstrong AC unit and you think you might sell to some Airstream nerd, do NOT replace the AC unit. Armstrongs are fairly repairable if you have the skills or can find someone who understand "repair" rather than "replace" (hint: NOT an RV repair facility.) If it's some intermediate replacement unit, ignore everything I've written here.
