1978 Sovereign 31' Help

Hello! My husband and I are former house flippers, looking to put our skills to use in an AS, then move in and start seeing the country with our cat and dog.

This is our first AS, but not our first camper. We're looking at this 1978 Sovereign 31', and wanted to see if the community had any feedback on whether it looks like a good value.

Looks pretty good. I would want to know what upgrades have been done. Check if the axles have been replaced. Check for floor rot in the back where the subfloor is joined to the body also around the door, around the hot water heater and under windows.
