Very Stiff Grey and Blackwater Valves

I own a 2013 25' Flying Cloud. The gate valves for both the grey water and black water tanks have become progressively stiffer with time. I have to use both hands to pull and open the valves. I have used lithium grease and silicone lubricants on the rods that open and shut the valves, but this doesn't seem to do any good.

Does anyone know the source of this problem and what to do about it?

I’m starting to get this too. Never lubed anything because it’s not the push pull rods that are the problem. Following the thread to head what other say.
