1999 white metal roof cleaning advice needed

Any advice on how to clean our white metal roof that is beginning to chalk? From reading some of this forum, it sounds like we should lightly sand and then use old base paint. Any other suggestions to clean the roof?

I'd try cleaning it with Clorox 2....then apply some wax.

Does have tree sap or some other tough grim on it. My 2002 roof cleans up real well with just standard car wash soap. But I have not had any really tough grim or tree sap on it.

No tree sap, just beginning to chalk and wanted to get a handle on it first.

I would wash it and then use a cleaner/wax on it. You could rub it out with a mild buffing compound but I think that is the purpose of the cleaner. Maquires makes one.
