Empty grey, fresh & black, without antifreeze. (some ain't good for the seals). Valves closed.
The only AF I use is in the drain taps. All lines cleared with an air compressor. Toilet bowl empty with seal lube, again AF could damage seals.

because my 2005 safari is in a permanent setting is there any issue with leaving the fresh water tank valve open to avoid the overflow I get when I'm hooked up to outside water source?
That would waste a lot of water. You would only have the tank overflow if the check valve in your water pump is leaking. You should fix the pump or add a valve on output of pump to stop the leak.
I'm confused,
1st: How does mice or insects get into your holding tanks unless you leave the outside drain cap off during storage?
2nd: Doesn't water coming into your trailer from an outside pressurized water source
bypass the fresh water tank, with no way of entering unless there is (I'm assuming) a failed check valve on the water pressure pump?
What valve are you talking about on the fresh water tank?
Unless there is a problem with the pump check valve, the water tank shouldn't be filled when connected to an outside water source.
exactly however water is running into the tank and filling up and comes overflowing out the door of the tank fill cap. So how easy is it to find and change the pump check valve? Or since I don't need my fresh water tank where could I install a shut off valve

The best place to put a shut off valve would be on the output side of the water pump. It would be a good idea to put a note/label next to water pump switch about valve as a reminder to you or a future owner.
