Hello, we just purchased a 1977 center bath Sovereign and we are working to restore it.
We do have some rotten subfloor at the front and the back that we will replace. Last week we had down pours for about a day and a half and we had three small areas where we had leaks. Two of them looked like they came from very near where the zip dee awning is attached at the bottom and the caulking does look loose in that area.

My brother in law is a builder and he has a cualking guy that does a great job. We have replaced all the gaskets on the window and the doors and he is going to caulk around the awning and the windows. Anywhere else I should have him caulk while he is there? I'm planning to have him use valkem. As a trade person, will he be able to get the commercial version? Is this what he needs to be using?

I hope my question isn't too elementary. I've already learned so much from these forums, but this I'm feeling overwhelmed. Thanks.

First off, make sure you use Tempro & not silicone caulk. With all the trailers I've had, I removed all the caulk everywhere that was at all loose. I then recaulked all of it....vents, awning attachments, windows, seams. It's a daunting thing to do, but once it's done & you're leak-free you'll be happy for a long time! I had a 1976 Sovereign with a leak that I couldn't find easily. It was a loose rivet, under the bottom blue strip (beltline). Another leak that was toward the bottom was the storage locker hinge. You really have to take a hose & run it on the area where you think it's leaking. Start from the bottom & move your way up. It's teadious sometimes!
