Leak near fresh water tank drain

I was using the auto fill on my 90 Excella with the drain closed. It seems to be leaking from the access panel. Can some one please tell me what is under there? Click image for larger version

I haver to drive 30 miles for anything and would like to have an idea before I start taking things apart.

That spigot looks like the one on an Aqua-Tainer portable water jug:

Just guessing, but that spigot looks like it might be attached to what's leaking. Is that your fresh water tank inside the metal plate attached with screws?

I would remove that plate and see what's inside. Those screws might have penetrated the tank that's probably on the other side of that spigot.

I believe it is. It only started when I started to fill the fresh water tank

Remove the screwed on access plate and look under you will see a drain plug in your tank and also where the spigot is attached to the tank it looks like one or the other is the problem easy fix

There are several places to leak inside the access panel. The nipple (at the point it is attached to the tank) that sticks out to where the short hose is connected the the drain cockpit. There is also a flat plug at the bottom of the tank which has a female hex fitting. This plug may have to be removed and reinstalled with new Teflon tape. This is another fitting that goes to the water pump (you use tis water pump when not hooked up to a water source. I had leaks at all 3 places. I had to increase the size of the access panel by cutting up the side of the belly pan to gain access to the side of the tank. Tefkon tape for the flat drain plug and JB Weld epoxy for the cracks in and around the tank fitting. JB Weld worked like a charm, had to apply several coats after setup. Good luck. BTW, best to remove one wheel to gain easier access to the panel area. Not easy laying under and reaching around the wheel.

Thank you I really appreciate it. I'll add jb weld to and Teflon tape to my list for the next drive into town. I try not to walk into new challenges completely blind I've found it to be less frustrating in the end have a great day

Mine leaks there, too. I think it is the spigot itself because it leaks more or less according to the position of the spigot. I can get it to just barley drip from time to time. I haven't deemed it enough of an issue to do anything about it yet, but I imagine it will get worse over time. Is there a better spigot available? Or just J. B. 'er?

I saw that leak on another middle aged 30 foot unit this past fall. It turned out to be some cracked plastic piping just inside that removable panel leading to the valve which itself was fine. Take the panel off and then you can easily diagnose your particular issue. As I recall, it was an easy fix.

I am going to attempt to attach 3 pictures of what you will see when you remove the access panel etc.
I removed and replaced the yellow flat plug with the Teflon tape.
I had to use the JB Weld all around the female fittings where they were in the tank. The original weld did not hold. I hope that my weld will hold for the duration!

On my 91 Excella I had that leak as well. It turned out to be the big drain plug itself! Apparently it shrinks over time and literally rattles around in the threaded hole, no amount of ptfe tape would fix it, the replacement plug is a different material and color. Parts dept at the mother ship confirms many others with the same problem too!

If the big yellow plug is leaking, you might try using graphite or Teflon valve-packing string in the threads, instead of Teflon tape:

Ace Graphite Valve Packing Kit - Gaskets & Packing - Ace Hardware

Ace 3/32 x 36" Tef Valve Packing - Gaskets & Packing - Ace Hardware

Or, an expanding plug like one of these might work:

I totally forgot about the valve packing string, haven't used that in years! Adding that to my emergency parts kit today! Thanks for the great reminder!

Update: I was able to get in there and the big plug was loose so I cleaned it up added Teflon tape and snugged it up. Unfortunately it still leaks from somewhere under there. Does anyone know how difficult it is to pull that belly pan off?
