What material for new gaskets?

Trying to follow the advice of the good renovators here, and am working on making sure my old trailer is watertight, especially since we sometimes get spring rains here in Idaho. I'm in the process of replacing door and window seals, but I also need to reseal plumbing vents and the like in the roof, as well as things like the porch light fixture. I know I can use Vulkem for these purposes, but I also want to replace the worn out old gaskets. Since they are all different and old, I'm assumign finding replacment gaskets is a fruitless quest, and it would be quicker to just make some anyway, but of what material? Cork sheet like I would for certain gaskets in classic cars? I've got some neoprene laying around (old waders), should I use that? Just go buy somethign at the the auto parts store? What do you suggest?

I used an inner-tube on our black tank vent.


And Loctite PL...
