Water regulator replacement

Hi.
Just bought a 1988 Excella 1000 32' side bath. Seems from reading that the built in water regulator is gone. No city water getting in.

Does anyone know of a source/part number for a replacement. I do not want to rebuild it.

Are you referring to the pressure regulator? They are not absolutely necessary. If you hook up to city water at high pressure (above 75 psi) you could blow some plumbing. But, you can get a water pressure regulator that you put on your inlet hose or hydrant that does the same thing for about $15.

Are you also saying you have no water pressure when hooked up to city water? Never heard of that.

One possibility, although weird, is the PO removed the water regulator and capped off the ends. Do you see any capped off plumbing in the city water line?

Sounds like is originally talking about the city water pressure regulator aka pressure relief valve to me. No mention of gas.

Another possibility is a stuck or backwards check valve. Also weird.

Sounds like there might be a closed valve in there. Pressure regulator usually don't fail in a way that zero pressure gets by.

It appears to be a watts regulator. I have a photo but I can't get it to upload. Probably the tribbles!

You can find pressure regulators at Home Depot, and even ones with sharkbite fittings on both ends. The ones I have seen are in the Sharkbite plumbing section. You need the 1/2 inch size. I am not sure of the brand, it might even be Watts, like the original one was.

Watts are very common. HD and LWS should have some in stock, have seen the shark bite ones mentioned at HD. You can also try a plumbing supply place as well. If you can find one with the same fittings it'll make swap out easier.
I'd really try following the pipe looking for a shut off valve first. Does the water enter a simple spigot valve on the outside that the hose connects to? Not sure on an '88 but it could be that valve too if so. Try cycling it a few times.
Hate for you to swap out regulator first and find it wasn't the problem but just a valve closed.
Can you call the PO and ask them?

The pressure regulator should have a adjusting screw(looks like a bolt) sticking out of the top of the regulator. If the valve is stuck you can try adjusting it up and down a little to get things to move again. Try getting back to the original spot so the pressure is the same.

Sorry me again, some have filters built into the valves. The body will look like there may be 2 valves built into the body but one won't look like a valve per se, it'll be offset from the regulator hat. If you think you'll have to pull it out regardless, check the filter before buying a new one, could just be clogged. Heck you can take the whole valve apart at that point if you're mechanically inclined they're pretty simple. Some cleaning and reassembly might work.

The PO may have had some issues with the backflow preventer (as I had had) and replaced it with a valve. If the valve is closed, no water would get into the trailer.

Ok. I cut the whole dang thing out. Put a new back flow valve in. Gave it the juice. Nothing. Oh the shower works. But nothing else. Owners manual mentions opening a saddle valve but no further instructions. I am stumped.
