Aerospace Protectant 303, it also adds some UV protection to the seals.

Low-tech, you can use glycerin, (not "nitro-" ) available at just about any pharmacy. Cost is about $6 for a 6-ounce bottle.

CVS Pure Glycerin USP - CVS.com

Glycerin is chemically very similar to the natural oils in rubber that help keep it soft and flexible.
