Replacing plastic exhaust fan blade in bathroom of 14 FC

We have a 14 FC 30ft. The plastic fan blade partially (fins). I sent for a new one and received it. I assume The fan motor must be removed from the exterior. What would you seal it with after removing the outside cover?

Thanks
