Leak at AC unit

I have an 89 25 ft Excella that has been water tight for the year I have owned it. Recently a small leak developed during light rain, and it is coming from the AC unit.
I know the unit has a gasket which seals the joint between the unit and the trailer, and is this something that needs to be torqued down on occasion? Or, is it typical to need replacement after so many years of use?
Any insights are appreciated.

I would start by making sure ac is cranked down to trailer via the four bolts that are inside trailer under cover. If not super tight, it will leak - I know because I had issue after I replaced my ac.
