There has never been a mixing valve made that works. They require far more maintenance than they are worth. They clog from sediment in the hot water tank or stick from water conditions.

Removal is the best suggestion unless you have very young children that might get burned. Another idea of Government to protect us from ourselves.

Ps. Camping World said a new mixer valve would be around $300 just for the part. At Desert AP is would have been $123!

Post note. It was not determined if the problem was actually the mixer valve as replacing it with a new one didn't solve the problem. The only solution was to by-pass it.

So your hot water works now at all faucets, outside shower etc.? As already mentioned, I guess caution is advised, as these water heaters make hotter water . . .

Caveat Natator !!!

PS -- could you take a photo of the work-around where the mixing valve was? Thanks.

Here is the link to that thread, although I don't understand those valves.

Thanks streaminwild.

The valves isolate the water heater, so you don't fill it up with antifreeze. Some people blow out the lines with air as well. Thanks OTRA15 for posting the thread for everyone

For which newer units have a single bypass valve?

Welcome. FYI I turned our FC20 water on yesterday, and all was well. No mixing valve, clogged faucet filters, or other problems.

Let the Summer Games begin!
