Question 1st timer

Hi, this is my 1st time here. We recently bought a 1975 Sovereign (31') and are planning to live in it for a while. After bringing it home we have discovered leaks and dry rot... Also, the water used to flush the toilet comes out hot and leaves a very bad smell, we were told there was nothing that could be done about it because of the lines being next to the hot water heater...is this true? Anyone else have this problem? Any solutions?

Floor repairs are common. Segmental replacement has been done. Dry rot is a misnomer -- water is causing 'wet rot' and getting in through one of several routes. Describe your specific location and we'll see what we can come up with. A hearty welcome to the Forums! I know it is a bummer when summer comes along and you have to start making lists of things to do before you're fully functional. But at least it might be usable before then...

Ahh, Bandon .... It's nice figuring out different locations. Near Steve Prefontaine's hometown of Coos Bay. VA Medical Center down in Medford... Pretty area!

OH, mine godt! Bandon. Beautiful. I will be up there in 3 weeks taking photos. Will drop by and take a look if you like (but will be in Caravel, not Sovereign).

I am redoing my 31' Sovereign water system with PEX. If the toilet water is hot, it's not because it runs next to the water heater, even though it does. If you remove the bottom shroud (the plastic cover below the shelf below the sink, you can see all the piping and how it's connected.

Mine was a rat's nest between the sink and shower, and not very "dressed" down to the water heater. I'll have a new thread up in a day or two with photos of how I redid mine. Look for "PEX in my Sovereign".
