I know the first thing I did when I bought my '99 was to rip out all of the carpet in the storage areas, water pump housing etc. That helps me keep an eye on it, at least in some areas. The PO did put down cork laminate so I can't check that, but I try to keep up with the caulking. Good luck with your repairs!

It looks pretty darn good to me. Look for loose rivets around the door frame and also a bad gasket or bent door. Also look for loose rivets on either side of the door. Leakers many times have a black residue around them where the rivets is moving around making black dust. You can usually hook your fingernail under them. Leaks don't always appear above where they come out on the floor. Window gaskets on fixed windows can leak as well as the seams in the aluminum frames. On windows that open, look for water puddling at the bottom. Replace gaskets if water is found. Don't cover anymore of the floor than you have to so you can inspect for leaks. If you use carpet, don't glue or nail it down unless you have to.

Thanks for the great advice. We have no plans to cover the floor anytime soon.

Took out all curtains too they are smoke stained and stunk! Not sure if they will go back in. Kind of like it without.

Door gasket is falling off and does not go all the way around.

Your welcome. I would put some bleach on the molded area to kill all the stuff that eats the wood.

Check the rear of the trailer very carefully. Remove that trim on the back and caulk that seem really well.

Does it smell? Will you use the toilet?
If no then wait til you have to pull the toilet for the new floor
I have seen toilets being installed with a new floor that raised the toilet too high for a proper seal. I have used 2 seals before to remedy that situation.

No and yes. The trailer has a faint stale smoke/storage smell but not at all toilet stinky

I see the stains from your photos... were you ever able to identify where the water was coming from? Although the plywood looks stained, it does not appear to be rotten. My excella is a 93 and after sitting all of last year, I too will need to go poking around and check for leaks.
