Do a search if you can, there are a few threads that will help you.

Water damage is big, look for stains and soft spots in the floor.
Check everything, refrigerator, gas and electric, fans, AC, lights and so on.
If you can pressureize the water systems. Lotsa work making repairs there.
Look for dents, window seals the list goes on.

Can you post a pic or 2 of the rig?

The information about the rear bedroom is incorrect. It is the rear bath models that had issues, though not just them. You should look for posts here on frame seperation, etc so you can see what to look for. Its common but not every one has that issue.
There are many things to read on what to look for when buying, and what problems to expect.
The fact that it has been sitting is not necessarily a bad thing, if the axles are ok...you can get a general idea of how to tell that also.
Leaks can be a problem, but you will also see that many of us if not all, have had a leak or three, and some have done amazing restorations of leak damage to the floor especially and also the frame, while others ( lucky like myself) have had very minor problems if any.
I would suggest you set aside some time to read and search here, and then get you specific quesitons together for our informative folks here.
Good luck!!
Also any photos you get of the trailer might help to diagnose some situation with it.
