That Overlander does in fact seem to be in very good cosmetic condition.
It has a couple of concerning qualities. There's no mention of new axles, so you should assume that it needs new ones.
It has a 120v dorm fridge, which I consider to be a huge negative for actual travel (they're fine while parked w/ shore power, though.)
It has an electric demand water heater (that blue thing labeled "Titan"), which is a huge amperage draw for very low water flow at anything approaching a decent temperature rise. Electric tankless water heaters are a poor choice in a residential setting with 200A service, I think they're a joke in a 30A RV system and absolutely useless in a boondocking setting.
Finally, I'm always skeptical of new cosmetic flooring that's hard to check beneath (the laminate planks in the bathroom area.)
All of these things are correctable. However, with 6 days to go and with $8k not meeting his reserve price, I think it'll end up not selling, or selling for more than *I* would pay for it. At $8k it would be a very good deal with a 2-way fridge and a propane water heater, IF the subfloor is solid all around. Fridge + water heater is $1,500-$2,000. Pair of axles with new brakes is $1k-$2k.
