Of course you're going to get kicked out or have your rent go way up once they approach full occupancy, but some fool will build another one that'll be sitting empty for a couple of years!

Keep looking, there's a deal out there somewhere.

This will probably be the best approach. We have several of these type of properties and it wouldn't hurt having some extra office space. I turned down one of these in a condo format for 25k three years ago while looking for boat storage. If I could get that deal again I would do it. My only concern would be assessments as many are empty and the complex is not exactly in new shape.

I had a carport installed on pavement next to my garage. We were able to do it without a permit if less than 400 square feet. It is 28 X 14 (392 SQ FT) and 11 ft high. Sides and back come down 6 feet from top. Built to withstand hurricane winds and any snowfall we may get in Connecticut. Im actually in Florida for winter so cold is not an issue. We used Very professional. Sent a truck in from Boston with 2 guys and completed it in 6 hours, anchored to ground so very sturdy. Cost $4,000 and worth every penny. Cant send a photo because we are in Florida until April but look at their website,
