1974 Airstream Sovereign (As Found condition) - Buy or run?

I am looking at a 1974 Air stream Sovereign in "as found" condition. They are asking 3000.00.

-decent skin for the price
-middle bath, rear bedroom
-has all awnings
-all windows are intact with no cracks except for 1 which the outer layer broke leaving the inner layer untouched.
No single/specific spot of bad leaks - just a general layer of mold on everything.

-Tires are dry rotted (300 for 4 new tires)
-sub floor has to be replaced (500ish)
-1 small tear in skin behind the wheels (?? patch or weld)
-The left side looks separated when I jump on the bumper (the right side is solid). (still researching this issue)
The AC was removed and left a little rough.

The inside is all original and all the parts are there. However, based on the condition plus the sub floor, my plan was to strip it down to the frame, inspect, patch/repair as needed and build up. My main concern is buying something, tear it down, only to find major frame issues. From what I have read and what I can access to check, looks like this one is a little rough but definitely salvageable.

This will be my first Air stream project. I have building experience but I know this will be a learning experience without a doubt.

Any feedback would be appreciated!!

The best thing this unit has going for it is that it is a center bath model with awnings, but 70's era 31-footers are a dime a dozen when it comes to availability. $3K will get you much more bang for your buck IMO.
