RV Parks and Full Timers

How do RV parks feel about long stays. Do they give a reduced rate for longer stays or do they discourage this?

Most private parks I have seen have nightly, weekly, and monthly rates, then some down here have 3 month rate, and 4 month.

Most of the ones in this area do the same. Variable rates depending on length of stay are pretty common from what I can see.

It depends upon the philosophy of the park. If the park values a steady source of income over being a true RV Park or its status perhaps as a Resort, then it will welcome the Full-Timers and give them discounts by the month or months. I have been in parks where you could actually stay a month for less than it would cost for a two weeks stay. The more months you paid for in advance, the greater the discount.

There are other parks that realize the presence of long term or full time rentals take away from the experience for many people, especially if the long term resident is allowed to “trash” up his site by storing numerous items outside his trailer. Parks that discourage “full timers” do so by refusing to offer long term discounted rates and through park rules concerning site maintenance.

There are other parks that park their longer term guests only in certain areas of the park reserving other sections of the park for their daily and weekly customers.

Yes, it's pretty common to see a reduced monthly rate, though often the rate is without electricity.

We do it that way, too, though we also limit the stay to around four months at most, and we require pre-approval.

You'd be amazed at the number of building contractors who want to bring in an old, beat-up rig (usually with no water system and no propane system at all) and then run crew after crew through it. It's inevitably trashy, lots of trucks, lots of people at "drinking age," and lots of headache. That's what we found here when we bought the park, so we chased all of them off and now are pretty picky about who can come in on a monthy basis.
