Ho Ho Ho. Looks nice. if exterior condition is as good as it looks may be a real deal.. ask owner many questions.
Pre purchase inspection check list to avoid costly expenses:
1. Refrigerator should be checked closely, may just need leaning, burping and is expensive if have to replace.
2. Flooring looks replaced. So someone knows condition of subfloor. Good spots to check subfloor condition ice pick or visual for softness or discoloration are at corners of door, at front under windows, by water heater floor and battery box, under sink and by toilet floor damage.
3. Hook to water and check for leaks and water pump proper operation, check sink fixture leaks.
4. Ask if ac is original Coleman March III and check if cooling correctly.
5. Check for window seals for leaks at front windows. But with newer paint leaks may be corrected so ask owner.
6. Check for missing belly rivets
7. Check if wheel drops or sags if axle lifted to see need o replace or condition of axles. If droops lower is said a good thing. Also check if shocks frozen.
8. Check gas fittings and operation of water heater, heater, gas stove and refrigerator. Check electrical operation of refrigerator if dual power option.
9. Pull out canopy to check condition for dry rot near trailer at weather guard, and operation.
10. Check all lights, exterior and interior.
11. Check roof vents and Lap seams for trouble and seal.
12. Check condition of shoreline wiring and plug.
13. Fill water tank and operate water pump to check leaks and un tub and toilet. See if toilet seal holds water. Then see if black tank seal and gray tank if has holds water.
14. Loose wall covering can be peeled and wood underneath looks good stained or can paint, so cosmetic.
It is good if all these are great but in 40 year old trailers you can spend all you want and anything can work one day and not the next.
