26' Argosy as a guest room

Have obtained a rough 74 Argosy 26' and plan is to drop the axels, put it on peirs next to the deck off the back of my house and use it as a guest room. It will be wired and plumbed to the house. As I will not be concerned about the weight will add tiled shower, house toilet & sinks, apartment fridge, regular double bed, etc.

Can anyone direct me to others who have done the same?

There is Wolfson House in Salt Point New York. It was built around a 1948 Sparton trailer in 1949-51.

So the Sparton was taken off the road when no more than a year old. What a waste of a good Sparton. But it is probably one of the best preserved ones around, being mostly indoors all its life.

I suggest you leave the axles ON in case a tax assessor or building inspector comes along.

Reason, as long as it has wheels it is a trailer and does not increase your property tax or need to meet building code, inspection etc.

As soon as you take the axles off it is a permanent addition which can be a big hassle as well as increase your taxes.

You might be making extra work for yourself

Here are ideas that might be easier.

You could pour some level cement pads for the wheels and jacks.
That seems easier than taking off the axle and hoisting it on to a platform.

Without altering the trailer, at all, I think you could hook up to electric, water, and sewer in way less than an hour.

Besides the tax advantage of leaving the wheels on, It would give you the option, of moving the trailer to a different spot, taking it for a trip, or selling it. It would also make it easier on the next owner of your house, should they want to move it.

You could hide the wheels with a sheet of aluminum cut to fit the wheel well.

Hide the hitch with a picket fence and some potted plants.
