'72 Overlander

Ok, I've looked at my 2nd AS and go figure, it's another 72. This time it's a Overlander not a Safari. The out side is darn near dent free. 1 straight panel could be replaced. Everything is original and works. The floor seems solid but can assume the rear floor is in need of replacement. If I got it, the under side skins would half to come off for inspection. The tires are 3 years old and brakes are new.
My question is, I think the guy is way high on the price. He's asking $12,000. Can anyone share there opinion on the price?
I have family that are pretty good at fixing stuff so keep that in mind.

Sounds like maybe I bit high, but not too far off, if indeed everything works and is in 'good working' order.

My '72 things worked, but just barely, it needed a new fresh water tank, needed some belly pan repairs, actually needed lots of little repairs here and there... I ended up gutting it to start fresh, but that was always my plan. I paid the equivalent to 7200.00 US dollars. (In Canada and Airstreams are more scarce)

Seems steep. If I were to list my '72 Overlander it would be for about $15k, or less, and it has:

New axles
2 new tires 2 two year old tires
New aluminum wheels
New astrodome
New custom curtains
New fridge
All working systems
New LP tanks and regulator
Good battery
New waterpump

Still needs:

Rock guard
New AC
Permanent fix for Rear end separation.
Flooring
New Convertor and fuse panel
