sealing holes and around pipes

What material should I use as a seal around the areas where pipes go through the floor e.g. waste pipe, gas lines etc...

There was this sticky black tar-like material used originally, but I'm not sure what that was. Basically I need something that compatible with rubber grommets and plastic and copper pipes, and easy to remove.

Any suggestions?

On the inside, I use the same sealing tape that is used on door flanges and window frames. I comes 3/4" wide in 30 ft rolls at any RV place.

I usually end up in a "do-over" when mounting doors, so I wad up the previously used putty and stick it around the pipe.

On the outside, buy a Oatey "No Caulk Roof Vent Cover" from your local Home Depot. I cut about 3" squares, drill a hole in the center, and rivet it to the outside. Here's a picture of the vent cover and the installed flange.
