What's wrong with an empty house?

What things do I need to look for or be concerned about with purchasing a house that has been vacant for over two years? I'm going to look at a house this weekend that has been vacant for over two years. The house is located in Maine so it has sat vacant through at least two New England winters and I'm assuming all the utilities have been turned off for that time too.

I'm betting you need to be aware of the same stuff as a trailer...

Airstream - House

Soft floors - foundation sound
Leaks - roof
Appliances - same incl. furnace
Mice - termites
Title clear? - deed
Segment dents - walls sound
Was it winterized - same question.

Hire a reputable home inspector. I'd do it even if the house is occupied. It will pay you back dividends in the future.
